Start with the reason for buying
A buyer moving for family, space, work, accessibility, stability, or a long term housing need may evaluate timing differently than someone casually comparing rent with ownership.
Clarify the outcome first. The clearer the need, the easier it is to judge whether the available options solve it.
Test the payment at today's numbers
Use a realistic interest rate, down payment, property tax estimate, insurance, mortgage insurance, association dues, and maintenance reserve. If the plan works only after assuming a major rate drop, it does not work yet.
Rates can change before a purchase and may be different for each borrower. Build a current scenario, then ask the lender what could change it.
Protect the cash after closing
Waiting may help when the buyer needs more cash for closing, reserves, debt reduction, or credit improvement. Buying sooner may make sense when the finances are ready and the right property solves a meaningful need.
The down payment should not consume every dollar the household has available.
Consider the time horizon
Buying and later selling involve transaction expenses and market risk. A buyer expecting another move soon should discuss the likely time horizon and exit options before purchasing.
A longer expected ownership period does not guarantee a profit, but it generally gives the household more time to absorb normal market movement and ownership costs.
Judge the actual homes available
